Downtown Jebel Ali, Dubai
Samana Portside sits in Downtown Jebel Ali, on Sheikh Zayed Road, between the Jebel Ali business district and the southern corridor that Expo City Dubai and Al Maktoum International Airport are building out. This page sets out what is actually near the site, what the developer has published, and what comes from elsewhere.

Where is Downtown Jebel Ali?
Downtown Jebel Ali is a designated freehold district in southern Dubai, set on Sheikh Zayed Road between the Jebel Ali Free Zone and Dubai Investment Park. It is a working district rather than a resort one: the free zone, the port and the commercial hubs sit alongside it, and the residential stock is comparatively young because most of it is still being delivered. That is the trade at the centre of any purchase here. You are buying into an area defined by what is scheduled to arrive rather than by what is already finished.
Getting out of the door
Sheikh Zayed Road, on the doorstep
The single most useful thing about this address.
Downtown Jebel Ali sits directly on Sheikh Zayed Road, the E11, which is the spine the whole city runs along. From the project you join it without crossing the city first, and it carries you north through Dubai Marina, Media City and Business Bay into Downtown Dubai, or south into Abu Dhabi on one continuous route.
For a buyer this matters more than a headline distance to any single landmark. A home on the E11 is a home with one road decision to make, not four.
Dubai Metro Red Line, minutes away
A commute that does not depend on the road.
The Red Line runs alongside Sheikh Zayed Road through Jebel Ali, and three stations serve the wider district: Ibn Battuta, Danube and UAE Exchange. Ibn Battuta sits beside the mall of the same name and is the closest of the three to the retail and bus interchange; Danube is the station closest to Jebel Ali Free Zone.
SAMANA Developers states the Dubai Metro is within 20 minutes of the project. The developer has not named a specific station or published a walking distance, so treat the exact station as something to confirm on site rather than as a published figure.
Al Maktoum International, the long game
The reason this district is being built out at all.
Al Maktoum International (DWC) is within 20 minutes of the project according to the developer factbook, and it is the piece of infrastructure most likely to shape values here over the life of an 80 month payment plan.
The airport is mid way through an expansion reported at roughly AED 128 billion, aiming at an ultimate design capacity of 260 million passengers a year and 12 million tonnes of cargo. Reported phasing puts foundation works across 2024 to 2027, a first terminal enabling 150 million passengers across 2028 to 2032, and the migration of Emirates and flydubai from Dubai International across 2033 to 2035. Those figures come from press reporting rather than from SAMANA Developers.
Set that against a July 2029 handover and the sequence is worth understanding: the first major capacity phase is scheduled to land in the same window as completion, and the airline migration comes later.
Expo City Dubai and the southern corridor
Where the district gets its daytime population.
Expo City Dubai is within 20 minutes of the project according to the developer factbook, and it anchors the southern corridor as a mixed use business, culture and residential district rather than a former event site.
The brochure also points to The Loop, a proposed 93 kilometre climate controlled walking and cycling corridor. That is a published proposal rather than delivered infrastructure, so it belongs in the long term column.
The district behind the address
Jebel Ali is not a dormitory suburb that happens to be near an airport. It is one of the engines of the Dubai economy, and the figures below are the ones SAMANA Developers publishes in the project brochure.
36%+
of Dubai's GDP contributed by the Jebel Ali district
74%
of foreign direct investment across key sectors
11,000+
companies operating in the district
100+
Fortune 500 companies with a presence
These are developer published figures reproduced as stated. The brochure attributes them to verified sources without naming them, so treat them as marketing material rather than as audited statistics.
Everyday life around the project
The brochure describes the surrounding district as a mix of retail, dining, supermarkets and essential services, with Ibn Battuta Mall, Dubai Marina and Expo City Dubai named as the lifestyle destinations within easy reach. Jumeirah Beach Residence and Dubai Investment Park sit in the same 20 minute band, and the map above places Mall of the Emirates, Burj Al Arab, Dubai Miracle Garden and the Dubai International Cricket Stadium further along Sheikh Zayed Road.
The honest caveat is that Downtown Jebel Ali is still filling in. Completed residential supply in the area is limited, and several of the amenities a buyer would expect within walking distance are not yet built. The project answers part of that itself with six retail units on its own ground floor.
Who the location suits
- People working in Jebel Ali Free Zone, the port, Dubai South or Expo City, where the daily commute is short and does not need the E11 at rush hour.
- Investors taking a view on the southern corridor, where the airport expansion and Palm Jebel Ali are the long term drivers rather than current rents.
- Buyers who want Sheikh Zayed Road access and metro access at a price point that the same access does not buy further north.
- It suits less well if you want a finished neighbourhood today, a school or a hospital within walking distance, or a beachfront address.
Where these figures come from
Everything attributed to the developer above is taken from the SAMANA Developers brochure and factbook for this project, including the landmark map, the within 20 minutes list and the district statistics. The metro station names and the Al Maktoum International expansion figures come from public reporting and are labelled as such in the text. Nothing on this page is a distance the developer has not published, and no drive times have been estimated.
