SAMANA Developers has released more than one Portside branded project in the Downtown Jebel Ali area, and they are not the same building. One of them has a full published specification. The other, at the time of writing, does not. If you are comparing listings from multiple agents, that difference is the single most important thing to establish before any money moves.

This guide sets out what is actually confirmed about each, where the information gaps sit, and the practical checks that stop a mix up becoming an expensive one.

What is confirmed about Samana Portside?

Samana Portside, marketed under the full name SAMANA Downtown Jebel Ali Portside, has a complete public specification. The developer has issued a brochure, a factbook and a floor plan document, and between them they establish the following.

Detail Samana Portside
Full project name SAMANA Downtown Jebel Ali Portside
Structure Ground + 3 podium levels + 9 residential floors
Unit types 3 one bedroom and 2 two bedroom layouts, all with a private pool
Bathrooms Two in every published layout
Ground floor 6 core and shell retail units, resident entrances, parking access
Amenities Indoor and outdoor gym, adult pool, pool deck, kids pool, kids play area, BBQ area, outdoor cinema
Payment plans Two published, both with 80 monthly instalments at 1%
Anticipated completion July 2029

Every one of those points traces to a developer document. The five floor plans are published in full, drawing by drawing, and the payment structures are set out in the payment plan guide.

What is confirmed about Samana Portside 2?

Considerably less, and that is the honest answer rather than a coy one.

Samana Portside 2 appears on the listings of multiple Dubai property portals and agencies as a SAMANA Developers apartment project in the Jebel Ali area. Beyond that, the material published across those listings is consistent in one respect: the specifics are described as pending. Unit configurations are listed as still to be announced. The handover date is listed as to be announced. Payment terms are described in general language about flexible instalments rather than as a published schedule.

That is not a criticism of the project. It is the normal state of a release that has been announced but not fully launched. It does mean that anybody presenting you with a detailed specification for Portside 2 today is presenting something the developer has not published.

Why does the distinction matter?

Three reasons, in ascending order of seriousness.

Price comparison becomes meaningless. If you are quoted one figure for Portside and another for Portside 2, you are not comparing like with like. Without a published unit mix or area schedule for the second project, there is no basis on which to say which is better value.

Timeline assumptions transfer incorrectly. Samana Portside has an anticipated completion of July 2029. That date belongs to Samana Portside. A second release announced later would ordinarily complete later. Assuming a shared handover because the names are similar is an easy mistake with real consequences for a payment schedule.

Contract risk. This is the serious one. You do not buy a brand. You buy a specific unit in a specific project, identified on a reservation form and registered through Oqood with the Dubai Land Department. If the name on that paperwork is not the project you researched, your research does not apply to what you own.

How do you check which project you are being offered?

Four checks, none of which takes long, and all of which should be uncontroversial for a legitimate agent.

  1. Ask for the full registered project name in writing. Not the marketing shorthand. Samana Portside is registered under the longer SAMANA Downtown Jebel Ali Portside name.
  2. Match the specification to the documents. If the offer is Samana Portside, the layouts should match the five published plans and the payment structure should match one of the two published schedules. If the numbers do not match, ask why.
  3. Check the Oqood registration. Off plan units in Dubai are registered with the Dubai Land Department through the Oqood system before the title deed is issued. The project named there is the project you are buying.
  4. Read the Sales and Purchase Agreement before you pay anything beyond a refundable expression of interest. The project name, the unit number, the floor and the completion date all appear in it.

Dubai’s regulatory framework is built to make this checkable. The Dubai Land Department maintains the registration and escrow regime that off plan projects operate under, and any developer selling off plan is required to operate within it.

Do the two projects share a location?

Both are described as being in the Downtown Jebel Ali area, which is a designated freehold district on Sheikh Zayed Road in southern Dubai. Being in the same district does not make them the same site, and it does not mean they share an outlook, a distance to the metro or an aspect.

The district level advantages do apply to both: Sheikh Zayed Road frontage, Dubai Metro Red Line stations serving Jebel Ali, and proximity to the Jebel Ali Free Zone, Expo City Dubai and Al Maktoum International Airport. We have set those out in detail, with the developer claims and third party facts labelled separately, in the Downtown Jebel Ali location guide.

What does not transfer is anything site specific. Views, road noise, walking distance to a metro station and the position of the building on its plot are all functions of the individual site.

Which one should you consider?

That depends entirely on what you need from the purchase, and the honest framing is this.

If you want to make a decision on published information, Samana Portside is the one you can currently assess. Its layouts, amenity list, structure and payment terms are all documented, and the gaps in the documentation, principally unit areas and service charges, are identifiable gaps rather than a blank page.

If you are early stage and content to wait, a later release can have advantages. Launch pricing on a second phase sometimes reflects a different market moment, and the specification, when it arrives, can incorporate lessons from the first building.

What we would not recommend is committing to a project whose specification has not been published on the strength of a comparison with one whose specification has. The similarity of the names makes that error easy to make and hard to spot.

Questions people ask

Are Samana Portside and Samana Portside 2 the same building?

No. They are separate releases by the same developer in the same district. Confirm the exact registered project name before paying anything.

Which is bigger?

Samana Portside is published as ground plus three podium levels plus nine residential floors. No comparable structural detail has been published for Portside 2, so a size comparison cannot be made from developer sources.

Do they share amenities?

Nothing published suggests shared facilities. Samana Portside has its own amenity deck and its own ground floor retail. Treat each project’s amenity list as belonging to that project only unless the developer states otherwise in writing.

Will the payment plan be the same?

Samana Portside publishes two plans, both with eighty monthly instalments of one per cent. No payment schedule has been published for Portside 2. Developers vary terms between releases, so do not assume the structure carries across.

How do I get the Portside 2 details when they are released?

Register your interest and we will send them as soon as the developer publishes. We will also say clearly which project the information belongs to, which is the whole point of this guide.

The one line summary

Same developer, same district, different projects, and only one of them has a published specification today. Check the registered name on the paperwork, not the name on the brochure cover. For everything currently documented about the first release, start with the complete buyer’s guide to Samana Portside.

Why do developers phase releases like this?

Understanding the commercial logic makes the naming less confusing, because the pattern is deliberate rather than accidental.

A developer with a land bank in one district rarely builds it all at once. Phasing spreads construction risk, lets the second building learn from the first, and, most importantly, lets pricing respond to how the first release sold. If phase one clears quickly, phase two prices higher. If it does not, phase two arrives with a sharper payment plan.

Naming the phases sequentially is the simplest way to signal continuity to a market that already recognises the first name. It is good marketing. It is also the reason a buyer has to work slightly harder to keep the two apart, because everything that made the first project attractive is implicitly borrowed by the second before the second has published anything.

None of that is a criticism. It is simply worth knowing that the similarity in names is a commercial decision, not a coincidence, and that the burden of distinguishing them falls on you rather than on the brochure.

What usually differs between a first and a second phase?

Across the Dubai market generally, and without making claims about these two specific projects, second phases commonly differ from first phases in the following ways.

  • Price. Almost always different, in either direction, because the second release is priced against evidence rather than against a forecast.
  • Unit mix. Developers adjust the ratio of one to two bedroom units based on what sold fastest in phase one.
  • Payment terms. Deposit percentages and instalment tails are among the easiest levers to adjust between phases.
  • Completion date. Later, by definition, if construction starts later.
  • Specification. Sometimes upgraded, sometimes value engineered. This is the one to ask about most directly.

Any of those variables can make a second phase the better buy or the worse one. The point is that you cannot know which without the published specification, and for Samana Portside 2 that specification was not public at the time of writing.

A practical script for the conversation

If you are speaking to an agent about a Portside branded unit, these five questions settle the ambiguity quickly, and a legitimate agent will answer all of them without hesitation.

  1. What is the full registered project name, exactly as it appears on the reservation form?
  2. Which unit number and which floor are you offering me?
  3. What is the anticipated completion date for that specific project?
  4. Is this project registered with the Dubai Land Department, and can I see the escrow account details?
  5. Can I have the published payment schedule for this project in writing, rather than a general description of flexible instalments?

If any answer is vague, that is information in itself. It usually means the project has been announced but not fully launched, which is a perfectly normal stage, but it is not a stage at which you should be transferring money on the basis of a comparison with a different building.

What we will publish, and when

This site covers SAMANA Downtown Jebel Ali Portside. Everything documented here, the five layouts, the two payment plans, the amenity list, the structure and the July 2029 anticipated completion, belongs to that project.

When SAMANA publishes a specification for Portside 2, we will cover it, and we will label it plainly as a different project rather than folding it into these pages. If you would like that as it lands, register your interest and say which project you are asking about. In the meantime, the fully documented option is set out in the complete buyer’s guide, with the layouts at floor plans and the district analysis at location.
